Policy Information
- Renter must be an adult age 23 or older and will be an occupant of the unit during the entire reserved period. Other occupants will be family members, friends or responsible adults not to exceed the maximum occupancy total. Use of the premises will be denied to persons not falling within the foregoing categories, and as a result will have to vacate the property immediately without any refund. Door codes will not be issued to anyone who is not an adult.
- The initial deposit is $300 (smaller units) $600 (larger units) The initial deposit is due to secure your reservation in the form of a Visa, Master card, Discover, cashiers' check, or money order.
- Cancellations will be accepted and a refund (minus a fee of $125) will be issued if cancellation notice is given prior to 30 days of Check-In date. ALL CANCELLATIONS MUST BE IN WRITING (EMAIL). If cancellation notice is given within 30 days of Check-In date, no refund will be issued. Cancellations or changes that result in a shortened stay, that are made within 30 days of the Check-In date, forfeit any money paid. Cancellations that are made to any reservation of a Holiday weekend will NOT be issued a refund and will forfeit any money paid. Early departure does NOT warrant a refund of any money paid. We will be happy to re-book your reservation for other available dates in lieu of cancellation fees.
- Check-in time is 4:00 pm. Early check-ins are allowed on a case-by-case basis and MUST BE PRE-APPROVED within 24 hours of your arrival date. WE CAN NOT APPROVE AN EARLY CHECK IN UNTIL WE ARE WITHIN 24 HOURS OF YOUR ARRIVAL DATE.
- Check-out time is 11:00 am. There is an extra charge for late check-outs and prior approval is required. The charges begin at noon of $100.00 and for every hour up until 1:30 pm. Anything past 1:30 pm will result in a full one-night charge.
- Each property will be inspected, sanitized and cleaned before and after your departure. You are required to leave the property in the same general condition that you received it by making sure dishes are washed and garbage is removed to nearest dumpster or outside receptacle and the home is generally picked up and ready to be vacuumed, dusted and sanitized. Guest will incur additional housekeeping fees if excessive amount of cleaning is needed upon Check-Out.
- Towels and blankets from inside the property may not be used outside. Damage or soiling of bath towels and/or blankets will result in a replacement cost claim again Guest’s Security Deposit.
- Safety and security is the sole responsibility of the guest. Owner(s) or New Braunfels River Getaways assume no responsibility or liability for the safety, security, or injury (caused by criminal acts of other persons) of the guests. If a disturbance should arise during your stay, contact the New Braunfels Police Department at 830-608-2179. Guests should ensure that all doors and windows are locked at all times. In the event any locks become inoperative guests must immediately notify our office at 830-609-8196. Guests must turn off all appliances when leaving the premises. Under no circumstances should any combustibles be stored in unit or on premises. NO grilling from balconies of any units is permitted due to City Ordinance. No personal BBQ grills allowed.
- Children are prohibited from playing on exterior stairs, overhangs, masonry retaining walls, railings and decked surfaces. Guest is solely responsible for supervision of children.
- NO SMOKING is allowed inside any property. Evidence of indoor smoking will result in forfeiture of damage deposit. Smoking is allowed outdoors ONLY and the butts must be properly disposed of.
- Renters and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following:
a) Occupancy exceeding the maximum occupancy (sleeping capacity).
b) Using the premises for any illegal activity including, but not limited to, the possession, serving or consumption of alcoholic beverages by or to persons less than 21 years of age.
c) Causing damage to the premises rented or to any of the neighboring properties.
d) Any other acts which interfere with neighbors' right to quiet enjoyment of their property.
- Guest is permitted to occupy, enjoy and use the Property as reasonably intended. Guest are prohibited from playing loud music, erecting tents, using vulgar language, drinking excessively, public nudity, engaging in lewd behavior, parking on the grass, sleeping in cars, permitting underage drinking, parking or trespassing on the neighbors’ property, climbing or jumping off of trees, retaining walls, railings or decking, throwing trash of any kind into the river or leaving excessive trash in yard and failing to clean-up of bodily fluids inside or outside the Property. If law enforcement is called while Guest is occupying the Property, Guest may be subject to immediate eviction and charged for all damages and clean-up.
- The owners of rental properties and New Braunfels River Getawayss do not assume any liability for loss, damage or injury to persons or their personal property. Neither do we accept liability for any inconvenience arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing. Nor will the owners of rental properties or VNew Braunfels River Getaways accept liability for any loss or damage caused by weather conditions, natural disasters, acts of God, or other reasons beyond its control.
- GUEST UNDERSTANDS THAT THERE ARE NO LIFEGUARDS ON DUTY. GUEST ASSUMES ALL RISK BY SWIMMING OR ENTERING THE RIVER. GUEST IS EXPRESSLY NOTIFIED THAT THERE MAY BE ROCKS OR OTHER HAZARDS UNDER THE WATER DIRECTLY IN FRONT OF THE PROPERTY WHICH MAY OR MAY NOT BE VISIBLE. FURTHER, THE DEPTH OF THE WATER AND THE STRENGTH OF THE WATER CURRENT IN THE RIVER MAY VARY AND/OR CHANGE SUDDENLY. WHEN SWIMMING GUEST IS ADVISED TO WEAR A LIFE VEST AT ALL TIMES. DIVING AND JUMPING INTO THE RIVER FROM THE RETAINING WALL AND STEPS CAN RESULT IN SERIOUS INJURY AND IS STRICTLY PROHIBITED.
- Manager has no control over conditions affecting the flows of the river or that the current and depth of the river is subject to change without warning or notice to Guest. The change can be rapid and unexpected. Guest is solely responsible for evacuating the Property in case of flooding or inclement weather. Guest is advised to be aware of his surroundings at all times and to access the Weather Channel or radio KGNB AM 1420 for emergency and weather updates.
- If you wish to bring your dog along on vacation, prior approval is needed for all "Pet Friendly" properties ONLY. If the description states "Not Pet Friendly," there is no exception aside from registered Service Animals and certification is required. An additional $25 cleaning fee and a Pet Deposit of $250 is required. Pet Deposit is 100% refundable if no damage is found and if the dog is picked up after in the yard. Dog must be on a leash while on the property and if left alone inside the cabin must be left in a crate. SEE PET POLICY TAB AND FOLLOW PROCEDURES.
- Any items left behind will be held onto for up to two weeks if they are not claimed within that time, the items will be donated to charity or tossed out. In order to have items returned to you please visit www.usps.com click on "Click-N-Ship" and set up shipment and pay for postage, when a mailing label is sent to you via email forward that to us and we will mail the item to you. THIS IS THE ONLY OPTION FOR HAVING ITEMS THAT WERE LEFT BEHIND RETURNED TO YOU.
- BECAUSE EACH PROPERTY IS PRIVATELY OWNED, MANAGER RESERVES THE RIGHT TO REFUSE SERVICE TO ANYONE. No oral representations or agreements have been made by Manager to Guest with respect to this Agreement or the Property. All references to “Owner” herein shall mean the owner of the Property and any and all entities holding legal right to possession thereof, and their legal assigns.
Policy on Third-Party Service Outages
Please note that we strive to ensure all amenities are available and in working order during your stay. However, we are not responsible for any disruptions or outages caused by third-party service providers, including but not limited to:
- Internet and TV services (e.g., Spectrum)
- Electricity
- Gas
- Water supply
While we will do our best to communicate with service providers and resolve any issues promptly, we cannot guarantee uninterrupted service. Guests are encouraged to plan accordingly and understand that these disruptions are beyond our control.

RELEASE AND DISCLAIMER OF WARRANTY:
Guest agrees that Manager and Owner have made no express or implied representations, warranties, or promises with respect to the Property except as expressly set forth in this Agreement. GUEST HEREBY WAIVES ANY DEFECTS, WHETHER LATENT OR PATENT IN THE PROPERTY, OR ANY CLAIM OR CAUSE OF ACTION BASED THEREON OR UPON ANY WARRANTY EXPRESS OR IMPLIED AS TO THE SUITABILITY, HABITABILITY, OR CONDITION OF THE PROPERTY. ALL WARRANTIES OF ANY KIND WHATSOEVER ARE HEREBY DISCLAIMED BY THE MANAGER AND OWNER AND SUCH DISCLAIMERS ARE HEREBY ACCEPTED BY GUEST. MANAGER RENTS THE PROPERTY AND GUEST HAS ACCEPTED THE PROPERTY FROM MANAGER “AS IS” AND “WHERE IS” HOLD HARMLESS AND INDEMNITY AGREEMENT: Manager and Owner shall not be liable to Guest or to any other person whomsoever, for any injury to person or damage to or loss of Property on or about the Property caused by the negligence or misconduct of Guest or of any other person entering the Property under the express or implied invitation of Guest, or arising out of the use of the Property by Guest or arising out of any breach or default by Guest in the performance of Guest’s obligations under this Agreement. Guest shall indemnify and hold Manager and Owner harmless from and against any and all claims, causes of action, demands, liens, costs or expenses, damages, injuries, liabilities or judgments of any kind whatsoever, including but not limited to, attorney’s fees and court costs, arising out of any claims of any person or persons on account of or by reason of: (i) any occurrence in, upon or at the Property or resulting from the occupancy and use thereof; or (ii) the use or misuse of the Property whether by Guest or any person or persons using the Property including without limitation Guest’s invitees. Without limiting the generality of the foregoing, Guest shall indemnify and hold Manager and Owner harmless from and against any penalty, damage or charge incurred or imposed by reason of any violation of law, statute, ordinance or governmental rule, regulation of requirement now or hereafter in force, by Guest and from any cost, damage or expense arising out of the death of or injury to any person or persons occupying the Property under Guest or using the Property or any part thereof. THIS INDEMNITY IS EXPRESSLY INTENDED TO INCLUDE ACTS, OMISSIONS OR OCCURRENCES RESULTING OR ATTRIBUTABLE IN WHOLE OR IN PART TO THE ORDINARY NEGLIGENCE, SOLE OR CONTRIBUTORY, OF MANAGE OR OWNER. FAIR HOUSING: Manager will not deny a rental because of race, color, religion, sex, origin, handicap or family status. This party will be responsible for all charges and damage fees. This party will sign the Policies and Procedures Agreement and the Release and Indemnity Agreement. BECAUSE THE PROPERTY IS PRIVATELY OWNED, MANAGER RESERVES THE RIGHT TO REFUSE SERVICE TO ANYONE and we have the right to change rates or add fees as necessary. A party found to be in breach or violation of any material term or condition of this Agreement shall be liable to the other Party for reasonable and necessary attorney’s fees, costs of court, and expenses resulting therefrom. Venue for any such action shall be in San Antonio, Bexar County, Texas. This Agreement shall be binding upon and inure to the benefit of the Parties hereto and their successors. Changes or alterations to this Agreement must be made in writing and shall be signed by both Parties to be effective. No oral representations or agreements have been made by Manager to Guest with respect to this Agreement or the Property. All references to “Owner” herein shall mean the owner of the Property and any and all entities holding legal right to possession thereof, and their legal assigns.
